Anatomy of a Lease: Baobab Collection in West Hollywood, Calif.

Baobab Collection signed an NNN lease for its second U.S. store, set to open by late 2023 in a street-front jewel box inline space on Melrose Avenue in the Los Angeles metro. One major hurdle with this lease deal was the limited vacancy due to the popularity of the shopping district location, but an off-market space was ultimately identified and secured. The space had previously been occupied by Anna Sheffield, the jewelry brand, which is vacating to focus on pop-up locations throughout California.

Baobab Collection signed an NNN lease for its second U.S. store, set to open by late 2023 in a street-front jewel box inline space on Melrose Avenue in the Los Angeles metro. One major hurdle with this lease deal was the limited vacancy due to the popularity of the shopping district location, but an off-market space was ultimately identified and secured. The space had previously been occupied by Anna Sheffield, the jewelry brand, which is vacating to focus on pop-up locations throughout California.

This Melrose space was especially appealing to the Baobab Collection team because of the cachet of the well-known street with both locals and tourists, and the site is on the corner of La Cienega Boulevard, another major traffic thoroughfare. The space also has strong co-tenants that will provide a great synergy with the Baobab Collection brand, including Glossier, Cutler and Gross, a U.K.-based eyewear store, Our Place, the Southern California-based kitchenware shop and Alice + Olivia. In addition, The RealReal has its flagship store located directly across the street. Baobab Collection is a Belgium-based luxury scented candle retailer that also sells lotions, shower gels and diffusers.
