There have been a lot of new retail store openings and leasing activity in Texas over the last month or so. Retailers adding new units in the Lone Star State include restaurant chains, apparel shops, fitness centers, sporting goods stores and entertainment venues. While the major MSAs such as Houston, San Antonio and Dallas see most of the activity, some retailers are venturing out to the suburbs as well. Many of these retailers also target large mixed-use centers in an effort to pick up all-day traffic.
Five retailers and restaurants have debuted at the 503,000-s.f. Post Oak Plaza in Houston. Luxury mattress retailer Saatva and appliance provider Bosch/Thermador/Gaggenau have opened a 4,000-s.f. store and 14,777-s.f. showroom, respectively. In addition, restaurants Local Foods debuted a 3,016-s.f. unit, Tacodeli occupied a 2,883-s.f. unit and Rakkan Ramen opened an 1,856-s.f. restaurant. Locally based developer Levcor owns Post Oak Plaza.
Hospitality group Noble 33 launched its Mexican steakhouse restaurant concept Toca Madera in Houston. The 14,000-s.f. space is located within The Allen, a mixed-use development. Monochrome designed the restaurant space, which also features an outdoor dining patio, two full-service bars, a private member’s club and a private dining room. Locally based developer DC Partners owns The Allen.
Elite Pickleball Club will open a 40,000-s.f. indoor facility at Bay Pointe Shopping Center in southeast Houston. The property was built on nine acres in 1993 and totals 103,385 s.f. Lesley Rice, Andy Parrish and Audrey Schulz of Partners Real Estate represented the landlord in the lease negotiations on an internal basis. Huntley Grichor of Red Key Properties Houston represented the tenant, which is backfilling part of a former grocery store space.
Nona’s Italian Grill will open a 3,500-s.f. restaurant in Montgomery, about 60 miles north of Houston. The space is located within the Woodforest master-planned community. The restaurant should open before the end of the year. Jackson Cain of J. Beard Real Estate represented the landlord in the lease negotiations. Josue Posada of Posada Realty Associates represented the tenant.
Look for a 5,250-s.f. Black Bear Diner restaurant to open at the intersection of State Highway 249 and the Grand Parkway in the northern Houston suburb of Tomball. Andrew Alvis represented the landlord, NewQuest Properties, in the lease negotiations on an internal basis. Matt Parsons of JLL represented the tenant.
Netflix will debut an entertainment venue within an anchor space at Galleria Dallas, a 1.9. million-s.f. shopping center in Dallas. Dubbed Netflix House, the establishment will feature immersive experiences, retail offerings and food-and-beverage concepts. Construction is currently underway on two floors of the property to house the venue, which is scheduled to open fall 2025. According to Netflix, the venue will occupy a former department store space and span more than 100,000 s.f. MetLife Investment Management owns Galleria Dallas. Trademark Property Company manages the property.
Fitness concept Body20 and beauty treatment provider OrangeTwist have opened new studios/stores at The Shops at Highland Village, a retail center located about 15 miles north of Dallas/Fort Worth International Airport. The units span 2,000 and 2,300 s.f., respectively. Restaurant Dragon House will also join the lineup later this year. JLL manages the property.
The Picklr opened a 28,016-s.f. athletic facility in the northern Dallas suburb of McKinney. The pickleball-based entertainment concept is taking space at Eldorado Plaza, a Trader Joe’s-anchored development. The venue will feature nine full-sized courts and one warm-up court. Houston-based Whitestone REIT owns Eldorado Plaza, which is also home to tenants such as Starbucks, Hollywood Feed and Cristina’s Mexican Restaurant.
Apparel, accessories and home goods retailer Pink Sundays recently opened a 2,933-s.f. store at Hillside Village, a grocery-anchored shopping center in northeast Dallas.
Dick’s Sporting Goods will open a 100,000-s.f. “House of Sport” store at Live Oak Town Center, a shopping center development located on the northeastern outskirts of San Antonio. The space will feature a climbing wall, outdoor field, multiple golf bays and a multi-sport cage that can be used for baseball, softball, lacrosse and soccer. A 300,000-s.f. IKEA and a 79,681-s.f. Floor & Décor anchor Live Oak Town Center, which is being developed in phases and will ultimately feature more than 800,000 s.f. of shopping, dining and entertainment space. Weitzman owns Live Oak Town Center.
The largest boba tea house in Arizona, Boba Cucue, known for its fantasy-like atmosphere, custom merch, fresh fruit cold brew teas and sweet treats will soon be available in Austin, thanks to a recent multi-unit franchise agreement signed by a new group of franchise partners.
