Anatomy of a Lease: Tapville Social in Pittsburgh

In August, Tapville Social signed an NNN lease for a street-front shell space unit that includes a patio area, which is part of a mixed-use development dubbed “The Vision on Fifteenth.” The development will ultimately encompass 28,000 s.f. of retail/restaurants and 228,000 s.f. of luxury Class A office space. The project’s neighboring 19,000-s.f. two-story building was leased to Puttery, which opened in February. The Vision on Fifteenth is within Pittsburgh’s Strip District, a thriving area filled with numerous businesses including the regional headquarters of Meta (formerly Facebook) and a Homewood Suites, which are both located across the street.

Projected to open by May of 2024, Tapville Socialwill feature a self-pour tap wall offering a selection of beers, wines and ciders, as well as a menu of entrees, shareable bites and desserts. The Tapville Social franchisee wanted to be placed in the Strip District neighborhood as it has great daytime to nighttime traffic, as well as continued multifamily development projects in the works. The space is close to Interstate 579 and is one block away from the Strip District Trail along the Allegheny River. Plus, the location is within walking distance to the Strip District Terminal, a refurbished five-block industrial warehouse shopping center hub filled with tenants such as City Winery, Sandbox VR, Mayweather Boxing + Fitness, Chipotle and, by 2024, Shake Shack.
