Anatomy of a Lease: Aspen Dental in Carle Place, N.Y.

Aspen Dental signed a long-term lease for an end-cap space in a standalone building formerly occupied by Pier 1 Imports. The building is shared with a co-tenant, an 8,121-s.f. local furniture store called The Bedroom Source. Pier 1 closed this location in March of 2020 as part of its corporate bankruptcy, and the 15,052-s.f. space has since been subdivided into five smaller retail spaces. Aspen Dental was the first lease signed for the reconfigured space and plans to open by the fall. Three other leases were signed by nationally known brands that take up some of the former Pier 1 space: Nothing Bundt Cakes, the bakery franchise, Scrubs & Beyond, a chain that sells work uniforms, scrubs and medical equipment, and F45 Training, the boutique fitness franchise. The fifth remaining space, a 3,518-unit, has yet to be leased.

The space was attractive to Aspen Dental because the retail building is on the corner of a major north-south retail thoroughfare that runs through Nassau County, the second most populous county in the state of New York. The site has excellent visibility and traffic flow. Within a three-mile radius, the affluent trade area has a population of 156,400, and an average household income of $150K/year. Nearby retailers include Planet Fitness, Orangetheory Fitness, Starbucks and T.J. Maxx. The site is also one mile away from Roosevelt Field Mall, a Simon Property Group-owned indoor shopping center with anchors such as Macy’s, Dick’s Sporting Goods and Nordstrom.
