Anatomy of a Lease: The Goddard School in Montclair, N.J.

The Goddard School, an early childcare education franchise, signed an NNN lease for a space on the Arts Plaza level of the Seymour Redevelopment, a mixed-use residential/retail/office development in Montclair, adjacent to the iconic 100-year-old Wellmont Theater concert venue. Above the space are 200 luxury apartment units, consisting of studios, one and two bedrooms, as well as paid parking on the deck.

The biggest hurdle with the lease was figuring out the drop off and pick-up area with regards to queuing up cars and finding an appropriate outdoor play area with the overall space layout. This was overcome through multiple collaborative meetings with the representatives for the Goddard School, the contractor and the Montclair Township planning officials, and by reviewing numerous iterations of the layout plans.

The franchise was especially interested in the Montclair area because the brand had done research that indicated there was a true need for childcare services in the market. Katz & Associates, representing the site, were intentional in seeking tenants for the development that were diverse and eclectic to help revitalize the unique allure of downtown Montclair. Other tenants recently signed to the property include the indoor rock climbing gym Gravity Vault, the art education brand One River School of Art + Design, Madison Reed Color Bar and Nami Nori, the New York City-based sushi restaurant.
