Anatomy of a Lease: The Hummus & Pita Co. in North Hollywood, Calif.

The Hummus & Pita Co. expects to open a unit in the NOHO West development in North Hollywood by late 2021. The 10-year NNN lease was signed with a franchisee who lives within the local area, and who had secured rights to develop and grow the New York-based brand in the state of California. With the retail buildings already complete, the franchisee submitted tenant improvement plans to the city of North Hollywood earlier this year for the construction of the restaurant. The unit is an end cap space that will have indoor seating for 30 customers, as well as an outdoor patio space that can seat 20 and will resemble a European-style piazza. The space is on the ground floor of one of two retail buildings that has parking above and behind the storefronts. The unit faces the street, as well an open pathway that divides both retail buildings and leads to the back parking area. Other co-tenants that have also signed leases for space in the buildings include Robeks, which opened in June, and Creamistry, which opened in late July. Additional recent tenant lease signings in the property include ULTA Beauty, Crumbl Cookies and a 50,000-s.f. Regal Cinemas that opened in May.

TThe NOHO West development is a premier mixed-use project featuring retail, office and residential apartments that first opened in June of 2020. The location has easy access and visibility from the Hollywood Freeway, and the average household income within a three-mile radius is $95,368. The development is in the same space that was once the Laurel Plaza regional shopping center, and the former Macy’s has been revamped into a 500,000-s.f. Office building. Also slated for development will be two apartment buildings with a combined total of 644 units, in which the first phase should be complete by the end of this year.
