BrewDog, the Scottish-based craft beer pub with locations throughout the world, leased the space that encompasses the rooftop and half of the third floor of a 150,000-s.f., three-story building on the Las Vegas Strip. The long-term NNN lease deal wrapped up fairly quickly, with negotiations beginning in January and the lease signed in April. The grand opening is expected in early to mid-2022.

There was a lot of competition from other retail tenants vying to occupy the space, but Gindi Capital was interested in BrewDog because it had committed to using its own architects, engineers and developers to revamp the space, which will feature an “urban forest” appearance. The restaurant bar rooftop, which is 80 feet above the strip, is anticipated to be a major draw for foot traffic. The restaurant also expects to benefit from its close proximity to the T-Mobile Arena, as customers will want to gather for food and drinks either before or after a concert or sporting event. The location is also across the street from the Park MGM Hotel and Casino, which houses an Eataly.
The owner acquired the parcel that housed the former 35,000-s.f. Smith & Wollensky Steakhouse building in 2017 and tore it down to construct the three-story building. Additional tenants in the building include an Olive Garden restaurant, which will take up the other portion of the third floor, a smaller-format urban Target taking up the ground floor and the second floor, and a Burlington that takes up the basement space.
