Anatomy of a Lease: At Home in Clarksville, Ind.

At Home began renovating this space back in October, which became available when the previous tenants — a Burlington and a Shoe Carnival — relocated to the Jeffersonville Town Center, a power center located less than two miles away. At Home’s newly leased space is considered a part of the Green Tree Mall, even though the strip mall is across the street. The strip mall also has three standalone restaurant parcels that house Burger King, Fazoli’s and Arby’s. During At Home’s renovation of the space, and before officially opening in April, the mall underwent new management when Centennial Advisory Services, a division of Centennial Real Estate, took over for CBL & Associates, which filed for Chapter 11 bankruptcy protection back in November.

The At Home team especially liked that the location is within easy access to the Interstate 65 freeway, and is less than a mile from major high-traffic tenants such as Target and Bass Pro Shops. The site is also within one mile of a Walmart Supercenter, a PetSmart and a Sam’s Club. The Green Tree Mall itself has popular tenants such as Texas Roadhouse, Applebee’s, Dillard’s and H&M. The location has an average household income of $50K/year and a population of 120,000 within a five-mile radius. At Home, an affordably priced warehouse-style home décor retailer, is on a growth trajectory and expects to double its U.S. footprint over the next 10 years, opening 20 to 25 new units in 2022 and 25 to 30 new stores in 2023.
