Anatomy of a Lease: Amour Vert in La Jolla, California

Amour Vert, the Northern California-based sustainable women’s apparel brand, signed an NNN lease to open a unit by the first quarter of 2024 at the Westfield UTC (University Town Center), a premier open-air shopping center in La Jolla. Both the landlord and the tenant will contribute money toward the custom-designed build-out improvements. Amour Vert was interested in the space because the mall has a great reputation as a trophy property in a coveted West Coast destination, and it has co-tenants that Amour Vert prefers, such as Aritzia, Madewell, Lululemon, Free People, Reformation, Sephora, Warby Parker and Marine Layer.

Because Westfield UTC has such high standards with its tenancy, the challenge was to convince the mall operators that even though Amour Vert is an independent fashion retailer with a fairly small number of stores, it would be a worthy tenant in the mall. The brokers admitted that it was only after several years of discussions, emails and face-to-face meetings at retail conventions such as ICSC that a relationship was ultimately nurtured with the Westfield/URW leasing team, resulting in this lease. In addition, other Westfield/URW properties will also house Amour Vert in the future, such as the Westfield Old Orchard in Skokie, Ill.
