Anatomy of a Lease: Chicken N Pickle in Glendale, Ariz.

Chicken N Pickle, a sports bar restaurant/pickleball entertainment concept, signed a 20-year NNN lease to open its first unit in the state of Arizona in Glendale, a densely populated suburb of Phoenix. The lease is for 68,000 s.f. of land that is a part of the Westgate Entertainment District, a mixed-use retail and dining outdoor destination center within walking distance to two different sports/performing arts venues: Gila River Arena and State Farm Stadium.

A major challenge with this lease deal was the very large square footage that Chicken N Pickle was interested in, which also included a large parking requirement. There were not a lot of options with existing parking that fit the parameters, but the Westgate Entertainment District was able to accommodate these requests in a space next to an AMC movie theater building. The retail center not only has regional traffic, but national exposure as well due to its proximity to the arenas, especially State Farm Stadium, which will host next year’s Super Bowl.

The ground lease will allow Chicken N Pickle to build a two-story restaurant and sports bar, as well as provide 10 pickleball courts with additional yard area for other outdoor games. Chicken N Pickle was especially interested in expanding into Arizona because the warm, mild weather is conducive to its outdoor-activity niche. The city of Glendale managed to fast-track the review and permit process, which helps Chicken N Pickle reach its goal of opening by early 2023. The Westgate Entertainment District features many other sports bar and entertainment-themed tenants, including Dave & Buster’s, Yard House and Lumberjaxes Axe Throwing.
