Anatomy of a Lease: Kale Me Crazy in Sandy Springs, GA

This deal was in the works for over one year prior to having the Kale Me Crazy franchisee, Chunara Group of Companies, finally sign the NNN lease. There were numerous pauses due to COVID-19, but Kale Me Crazy had been eyeing potential spaces in the Sandy Springs/Dunwoody neighborhood for more than five years. The brand was ultimately interested in this unit in The Aria Village mixed-use development because of its aesthetic design and the ease of access not only for the residents of the Alastair, the five-story luxury residential community directly on the premises, but also the greater community. The health food/smoothie/juice bar brand was also attracted to the thriving office market within a two-mile radius of the location, including the Mercedes Benz USA corporate headquarters and the State Farm corporate building. Co-tenants within The Aria Village include the Shred415 strength training fitness gym, which appealed to Kale Me Crazy, as the chain frequently seeks a fitness brand as an ideal retail neighbor. Other co-tenants include La Parrilla Mexican Restaurant and Georgia-based American Barber Shop.
