Krak Boba signed an NNN lease for space in the upcoming 42-acre mixed-use development called Origin that is still under construction in Superior, a suburb about 17 miles northwest of Denver and eight miles southeast of Boulder. This will be the first location in Colorado for the brand and the opening date is expected to be in the fall. The ground-floor retail space will have residential housing in the upstairs units. Other tenants that have signed on to lease space in the Origin development include Menchie’s Frozen Yogurt; Halcyon Mind + Body, a Colorado-based wellness spa with four other locations in Colorado; and dessert concept Boulder Baked that has one other location in Boulder.

The biggest hurdle with the leasing process was the fact that Origin had been under construction for a while, making it difficult for prospective tenants to see the big picture. The Origin site, however, is ideally situated in a strong retail hub, as it is one mile away from a power center with tenants such as Target, Whole Foods Market and Costco, and three miles away from a regional mall with tenants such as Macy’s, AMC Theatres and an Apple Store. Downtown Superior itself has plans to become a 157-acre master planned community that will ultimately include an indoor multi-sport facility and an amphitheater venue. The finished Origin development anticipates 51,000 s.f. of space for retail, restaurants and medical tenants, in addition to 1,000+ homes and 400+ apartments.
