Anatomy of a Lease: Lidl in Commack, NY

Last month, Lidl signed a lease to take over a 30,808-s.f. space formerly occupied by Stein Mart, located in the Mayfair Shopping Center, a regional power center in Commack, a suburb of New York City in Long Island’s Suffolk County. The space became available in the fall of 2020, shortly after Stein Mart announced its bankruptcy. Prior to Stein Mart’s announcement, Lidl had been planning to open a larger store in the same shopping center in a 60,339-s.f. Space formerly occupied by Best Market. This was due to Lidl’s acquisition of 27 Best Market locations in New Jersey and New York three years ago. Lidl preferred the former Stein Mart space, which is a standalone pad, whereas the former Best Market spot was an end cap. Lidl expects to open by early 2022.

The mall location was attractive to Lidl as it has a population of 200,000 within a five-mile radius, and an average household income of $145K. Commack continues to be a growing market and is approximately a 45-minute commute to Manhattan. Lidl has been targeting all of Long Island for expansion and expects to have up to 23 units open on the island by late 2021/early 2022 and reach 50 units by 2029. 

The Mayfair Shopping Center has been experiencing a flurry of interest from potential tenants ever since Planet Fitness committed to opening a 20,000-s.f. unit in the mall, expected to open by the end of this year. Planet Fitness will replace space formerly occupied by three clothing tenants: Gap, Justice and New York & Co. Other new tenants expected to open before the end of the year in the shopping center include three local eateries, (a ramen bar, a bagel shop and a Korean/Japanese restaurant) and The Crushed Olive, a New York-based specialty store that sells olive oils and balsamic vinegars. The mall also houses tenants such as Rite Aid, Outback Steakhouse, Capital One, Tropical Smoothie Cafe and Sherwin-Williams.
