Northern Tool + Equipment signed a 10-year NNN lease for a space in a neighborhood center in McKinney. The space is a portion of a former Super 1 Foods, which will be split into two separate stores, with AutoZone Auto Parts occupying the remaining 16,857-s.f. end cap of the former supermarket site. Northern Tool and AutoZone are both expected to open in mid-2023. Additional co-tenants in the center include Sherwin-Williams Paint Store and Cricket Wireless.

The biggest hurdle with this lease was negotiating the expensive construction costs, and JAH Realty ultimately agreed to handle the majority of the expenditures. These will include renovations such as a roof raise, lighting, interior walls and restrooms, to name a few.
The location was attractive to Northern Tool because the town of McKinney is currently undergoing robust population growth. The site itself was appealing because it has great visibility and exceptional frontage on the major thoroughfare of Highway 75. Northern Tool — with a strong presence in the Midwest, South and Southeast — is known for its high-quality tools/parts for electrical, automotive, farming, home and lawn maintenance projects.
