Anatomy of a Lease: Perry’s Steakhouse & Grille in Vernon Hills, Ill.

Perry’s Steakhouse & Grille signed a long-term lease for a freestanding site at the Hawthorn Mall shopping center in Vernon Hills, a suburb located about 37 miles north of Chicago. Expected to open in late 2023, Perry’s will fill one of three pad sites on the exterior of the mall. The tenants for the other two pads have not yet been announced, but Centennial intends to lease the spaces to highly desirable dining, shopping or experiential/entertainment brands.

The 11,000-s.f. restaurant, which will be designed by Aria Group Architects, is expected to attract even more higher end tenants to the mall. Once completed, the restaurant will be able to accommodate 350 people and will feature an expansive main dining room and four private dining rooms, as well as a patio area that can seat 45 additional guests. The restaurant will also feature a bar, to be called “Perry’s Bar 79” in honor of the year Perry’s was founded, which will specialize in hand-crafted cocktails and award-winning wines.

Perry’s, which provides tableside carvings, has 20 locations throughout the country, and this will be its third unit in a Chicago suburb. The restaurant brand was attracted to the location not only because of its great street visibility, but also because of the mall’s continuous redevelopment efforts, such as its large outdoor public plaza, luxury apartments and open-air “Hawthorn Row” streetscape.
