Sloomoo Institute, an interactive tactile museum centered on slime, has signed a 10-year lease for a retail street-front inline building on Fairfax Boulevard in the heart of Los Angeles. The building includes three levels: a basement for parking, a street-level space and an upstairs portion. The space is next to a Trader Joe’s and is ideal for attracting locals and tourists alike, as it is across the street from the Original Farmer’s Market, a popular sightseeing destination that abuts The Grove, a high-end open-air shopping mall. It is also half a mile away from CBS Studios. The building previously housed IMAX VR, a theater that merged virtual reality headsets with the movie viewing experience.
Tenant: Sloomoo Institute
Location: Los Angeles
Square Footage: 13,000 s.f.
Owner/Developer: Harkham Ventures
Property Type: Retail Street-Front Building
Initial Term: 10 Years
The building’s exterior had recently been painted bright pink, and its interior contains 25-foot-high ceilings. When completed, Sloomoo Institute will have a retail shop, as well as interactive features such as a 500-gallon slime pond, a slime catapult, a slime obstacle course and a slime bar in which customers can mix up their own slime concoctions with a choice of colors, scents, textures and charms. Although the space could have attracted a traditional office or retail tenant, the property owner was specifically interested in leasing it to a family-friendly experiential tenant that could provide unique entertainment for the tourist-heavy area. Sloomoo Institute, which hopes to be open by this summer, currently has locations in four other cities: New York City, Chicago, Atlanta and Houston.
