Tommy’s will also continue expansion in Texas, Michigan, Louisiana, North Carolina, Georgia, Florida, Minnesota, Oklahoma, Iowa, Virginia and the Washington, D.C., MSA. Sites in mid-sized to rural suburban communities and smaller-town tertiary markets will be sought after. Freestanding pad, power center, regional mall and grocery-anchored center sites are targeted. The chain can also rebuild old standalone structures.

12-Month Anticipated Openings: 30

Zips plans 30 news units per year over the next 10 years with an eye on growth in new states such as Alabama, Nebraska, Iowa, West Virginia and Pennsylvania. Also, look for growth via acquisitions of other car wash brand locations in Ohio, Wisconsin, Arkansas and Missouri. The chain seeks sites in medium-sized suburban cities, within 10 to 30 miles of major metros and without a competing cash wash within three miles of the unit. Freestanding pad and regional mall sites are sought after.

ModWash

Preferred Sq. Footage: Varies

12-Month Anticipated Openings: 30-35

ModWash, which debuted last year, has bullish expansion plans with up 35 new units this year and up to 50 units by early 2023. The chain sets its sights on Maryland, Delaware, Pennsylvania, New Jersey, Florida, Ohio and Chattanooga, Tenn. The chain seeks three to 3.5 acres on a major retail thoroughfare that can be purchased at a discount. Freestanding pads and non-traditional units in suburban and rural communities within close proximity to a major big-box retailer or a gas station will be sought after.

Polestar Automotive USA Inc.

Preferred Sq. Footage: 2,000-2,500 s.f.

12-Month Anticipated Openings: 15

The automotive chain plans to add stores in nine new markets this year, doubling its global presence and leading to 100 locations. Look for stores coming to Orange County, Calif., Central New Jersey, Charlotte, N.C., and Grapevine, Texas, as well as new international locations. There is no sign of slowing down with similar plans for growth next year. The electric performance vehicle brand is under Volvo Car Group and expansion is being supported by an influx of $550M that Polestar raised from various investors in April. Polestar seeks high-traffic urban locations such as downtown districts, mixed-use developments and shopping centers.
