Amazon plans aggressive growth for its brick-and-mortar grocery store chain throughout densely populated mid- to upper middle-class communities with a high concentration of multifamily development nearby. Look for stores coming to the suburbs outside of Los Angeles, Chicago, Seattle, New York City, Minneapolis/St. Paul, Orlando, Fla., Washington, D.C., and Philadelphia. Shopping center and grocery-anchored sites will be targeted.
Puttshack

The miniature golf, restaurant and bar brand opened its first U.S. location at The Interlock mixed-use development in Atlanta in April. Units are also in the works for Boston, Chicago, Miami and Nashville, Tenn. The company targets the 20- to 30-year-old demographic and will look for additional locations in other major MSAs. Downtown, street-front, freestanding pad, shopping center, power center and regional mall sites will be targeted.
Big Blue Swim School

12-Month Anticipated Openings: 125-150
The swim school plans rapid growth with new units coming to California, Atlanta, Nashville, Tenn., Charlotte, N.C., and South Florida. Also, look for new units in the Northeast including the suburbs of Washington, D.C. Parent company Level 5 Capital Partners is helping with this bullish expansion through franchising and signed a 37-unit deal last year for the Southeast. Freestanding pad, power center and regional mall sites will be targeted.
pOpshelf

12-Month Anticipated Openings: 50
The discount store’s parent company Dollar General plans to expand the pOpshelf brand with a target of 50 new stores this year. The retailer sees an opportunity to operate up to 3,000 pOpshelf stores and intends to introduce a smaller store-within-a-store pOpshelf concept within 25 existing Dollar General stores this year. Although similar to the Dollar General model, pOpshelf seeks higher-income suburban customers. Shopping center sites are targeted.
Club Car Wash

12-Month Anticipated Openings: 10-15
The car wash chain will continue expansion in Kansas, Missouri and Illinois over the next two to three years. Also, keep an eye out for Club Car Wash to enter new states such as Nebraska, Iowa, Tennessee, Kentucky and Arkansas. Underserved areas with large traffic counts that are on the cusp of growth will be sought after. Grocery-anchored center, power center and freestanding pad sites are desired and the brand prefers to lease space or purchase a former car wash brand.
ITotal Access Urgent Care

12-Month Anticipated Openings: 10+
The urgent care chain is poised for growth after partnering with ICV Partners earlier this year. New units are expected in Kansas City, Mo., and throughout southern Illinois over the next year or two. Areas in or just outside of major metros that are on the verge of growth, such as Minneapolis, Indianapolis, Louisville, Ky., and Ohio could possibly see future units. The chain recently began buying land rather than leasing space, since this allows for units with a larger square footage. Freestanding pad, power center, regional mall and grocery-anchored center sites will be sought after.
