Anatomy of a Lease: PGA TOUR Superstore in Meridian, Idaho

A 10-year, NNN-lease was signed for a PGA TOUR Superstore to open at the Gateway Marketplace, a neighborhood center located in the Boise suburb of Meridian. The store is expected to open in the first quarter of 2023. The former Rosauers Supermarket space, which closed in December of 2017, has now become two tenants: the upcoming PGA TOUR Superstore and a Trader Joe’s, which opened its 16,744-s.f. unit last year. Additional co-tenants in the center include Orangetheory Fitness, Mathnasium, as well as food brands such as McDonald’s, Chili’s, Le Peep and Chicago Fire Pizza, the latter of which finalized its lease in August. The retail center now has 100% tenancy.

The space and location are ideal for PGA TOUR Superstore, as the neighborhood center is in a top traffic intersection and is centrally located within the Boise MSA. Noteworthy demographics include a high daytime population, above-average density and an average household annual income anticipated to be $115,808 by 2023 within one mile of the center. The PGA TOUR Superstore will be the largest retail space specializing in golf products in the southern Idaho region. The area was attractive to the golf-centered tenant, as Meridian boasts four golf courses, and within 20 miles of the suburb there are an additional 24 courses.
