Powerhouse Gym will be part of Brightline Trains’ flagship “MiamiCentral” station — a mixed-use, transit-oriented development comprised of luxury residences, a Class A office building and 130,000 s.f. of retail. This lease was the perfect fit, as JLL was looking to bring in a tenant that would not only draw people to the station’s second floor, but also attract office workers and residents of the project. Powerhouse Gym was looking to expand into downtown Miami to capitalize on the pandemic-driven health and wellness trend, and the fitness retailer saw the space as an opportunity to service the growing urban population that was lacking an upscale, full-service gym. The 36,000-s.f. space will undergo a multi-million dollar buildout, and the gym is expected to open by late 2021. Co-tenants include a 24-hour Starbucks that opened in June, a Chick-fil-A unit that opened in December and a Publix that is slated to open within the first quarter of 2021.

The downtown Miami market continues to experience rapidgrowth, especially with the addition of the Miami Worldcenter, a ten-block mixed-use development that will include four different luxury residential developments that will total 1,888 units, as well as an open-air promenade that will house 300,000 s.f. of retail. In addition, Brightline Trains hopes to complete its high-speed passenger rail system connection to an Orlando station by 2022.
