Anatomy of a Lease: The DRIPBaR in Snellville, Georgia

The DRIPBaR has signed a lease for an inline space in a 48-acre Class A grocery-anchored regional lifestyle center in Snellville, located about 30 miles outside of Atlanta. The location is expected to open in January. With vacancy rates at an all-time low, finding availability was the biggest hurdle for the DRIPBaR husband and wife franchisee team. Luckily, the landlord was accommodating and even provided some tenant improvement allowance for the space buildout. The lifestyle center consists of multiple multitenant buildings, including the seven-unit building that DRIPBaR will occupy. Its immediate neighbor is a Sunglass Hut, and the site faces another multitenant building with apparel and beauty tenants such as H&M, White House Black Market, Sephora and Bath & Body Works.

The franchisees were attracted to the lifestyle center’s health and fitness tenants, including Pure Barre, Orangetheory Fitness and the soon-to-open Club Pilates. In addition, the region’s demographics checked all of the benchmarks the brand looks for. For example, within a three-mile radius of the center, the average household income is $109,674/year. Plus, the center is in the 92nd percentile for foot traffic among all shopping centers in the U.S., and it contains the second most-visited Sprouts Farmers Market in the state of Georgia, according to Placer. ai. DRIPBaR is expanding nationally and provides wellness shots such as Vitamin B-12 and Vitamin C, as well as IV infusions that can boost energy and improve overall health.
