Anatomy of a Lease: Whataburger in Hoover, Ala.

Whataburger signed a 10 year+ NNN lease for a newly constructed building in Hoover, the first location in Alabama featuring its latest prototype that incorporates two drive thrus. The site formerly housed a 9,900-s.f. Pier 1 Imports, which is part of a neighborhood shopping center. Whataburger undertook the buildout costs, which entailed demolishing the building. The biggest hurdle for the brand was obtaining all of the approvals from the City of Hoover, as well as the contiguous shopping center itself.

Co-tenants at the center include Five Below, Ulta Beauty, David’s Bridal, DXL, Plato’s Closet and a McDonald’s on a standalone pad. The location was ideal because it sits directly across the street from the Riverchase Galleria, Alabama’s largest enclosed mall that has JCPenney, Macy’s, Von Maur, Belk and Dave & Buster’s as its anchors, in addition to Costco and The Home Depot outparcels. There is also the Hyatt Regency Birmingham – The Wynfrey Hotel next door to the Galleria, ensuring ample traffic. Hoover is a suburban city located about 10 miles south of Birmingham. Within a three-mile radius of the retail center, the median population is $68K. The restaurant is expected to open before the end of the summer.
